General Roofing Questions
What does a new roof cost in Utah? +
We get this question more than any other, and we are going to give you a real answer instead of dodging it.
For a typical Utah home with asphalt shingles, most full replacements fall between $8,500 and $25,000. Where you land in that range depends on your location, the size of your roof, the steepness, layers on the roof to be torn off, how much waste is involved in the cut, the grade of shingle you choose, and whether you add upgrades like lifetime pipe jack boots or upgraded ventilation. Pricing varies between our Logan and Woods Cross service areas due to differences in local labor and material costs.
Metal roofing is a different category entirely and typically starts around $15,000 and goes up from there depending on the material.
We cannot give you an exact number without seeing your roof. Anyone who quotes you a price over the phone without measuring is guessing. We do free inspections and give you an exact written quote with no surprises.
Why are roofing quotes so different from company to company? +
You get three quotes and one is $10,000, one is $14,000, and one is $19,000. On the other end, there are companies in Utah quoting three to four times what the job should cost. A higher price does not always mean better work. Sometimes it just means higher commissions and more overhead being passed to you. Same house. Same roof. It does not make sense until you understand what is behind each number.
Here is what usually causes the gap.
Materials. Not all shingles are the same grade. A budget three tab shingle costs less than an architectural shingle. A contractor quoting cheap materials will always come in lower.
Shortcuts on what you cannot see. The underlayment, ice and water shield, drip edge, ventilation, flashing around chimneys and walls. Some contractors skip or cheap out on these because you will never see them from the ground. You will see them in five years when something leaks.
Labor. A crew that is paid well, trained, and insured costs more than a crew of day laborers with no workers comp. If someone gets hurt on your property and the contractor has no insurance, that becomes your problem.
Warranty. A standard manufacturer warranty covers the shingle only. Our GAF Master Elite certification qualifies your roof for warranties that cover the full system including workmanship. That upgraded protection is built into our price.
Overhead. Licensed, insured, established companies with an office, real employees, and a reputation to protect cost more to run than a chuck in a truck with a handshake.
The cheapest quote is almost never the best value. The most expensive is not automatically the best either. Look at what is included, what warranty you get, and whether you can actually reach that company in three years when something goes wrong.

How do I get a price for my roof? +
How long does a roof typically last in Utah? +
Most asphalt shingle roofs in Utah last 20 to 30 years. Metal roofs can go 40 to 60 years. Wood shake and tile fall somewhere in between.
But that is the range, not a guarantee. Utah is hard on roofs. We get hot summers with intense UV, cold winters, freeze thaw cycles, wind, and hail. A roof on a south facing slope in St. George will age faster than one on a shaded north face in Logan.
The biggest factor we see is ventilation. A poorly ventilated attic traps heat in summer and moisture in winter. That cooks the shingles from underneath and can cut years off the lifespan. Many homeowners do not know their ventilation is wrong until problems show up.
Here is how to think about where your roof stands. If it is under 15 years old and has no visible damage, you are probably fine with periodic inspections. If it is 15 to 20 years old, it is worth having someone look at it to see how much life is left. Over 20 years, start planning. That does not mean you need a new roof tomorrow, but knowing what is coming lets you budget for it instead of getting surprised.

What are signs my roof needs to be replaced? +
Here is what to look for, roughly in order from early warning signs to urgent.
Early signs. Your shingles look shiny or are glistening in the sun. That means the protective granules are wearing off and the asphalt underneath is exposed. You might also notice granules collecting in your gutters or at the bottom of your downspouts. That is your roof slowly shedding its protective layer.
Middle signs. Shingles are curling, cracking, or buckling. You see dark streaks or patches. Some shingles are missing entirely after a windstorm and they are not getting replaced by new growth around them.
Serious signs. You see daylight coming through your attic boards. There is sagging in the roofline. You are getting leaks in more than one spot. The decking feels soft or spongy when you walk on the roof.
Age matters too. If your roof is over 15 years old and you are seeing any of the early signs, it is worth getting it looked at. If it is over 20 years old and showing middle signs, replacement is likely on the horizon.
One thing we tell every homeowner. Do not wait for a leak to call someone. By the time water is inside your house, damage has already spread to the decking, insulation, or framing. Catching it early saves money.

How do I know if a roofing company is legit? +
Start with these questions. If a company cannot answer all of them clearly, keep looking.
Are they licensed and insured in Utah? Ask for proof. Not just a business license but general liability and workers compensation insurance. If a worker gets hurt on your roof and the company has no workers comp, you could be liable.
How long have they been in business? A company that has been around for 10 or 20 years is not going anywhere. A company that showed up after the last hailstorm might not be here next year when your roof leaks.
Do they have a physical office? A real address means accountability. A PO box or just a cell phone number means they can disappear.
What manufacturer certifications do they hold? Anyone can buy shingles and nail them on. Certifications like GAF Master Elite mean the manufacturer has vetted the contractor's work, training, and business practices. Only 2% of roofers nationwide earn that designation.
Will they give you a detailed written estimate? If the quote is vague or verbal, walk away. You should see every line item including materials, labor, tear off, disposal, and warranty details.
Do they pressure you to sign today? Legitimate companies let you take the estimate home, compare it, and think about it. High pressure tactics usually mean they do not want you shopping around.

What is GAF Master Elite and why does it matter? +
GAF is the largest roofing manufacturer in North America. They make the shingles that go on most American homes. Master Elite is their highest contractor certification. Only 2% of roofers in the country qualify for it.
To earn it, a company has to meet requirements for licensing, insurance, reputation, and ongoing training. GAF does not just hand it out. They vet your business and your work.
Why does it matter to you as a homeowner? Warranty access. A standard GAF warranty covers only the shingle itself. If the shingle was installed wrong or the underlayment fails, that is on you.

Do I really need to get my roof inspected every year? +
Honestly, not always. If your roof is less than 15 years old and you have not had any storm damage, annual inspections are overkill. Just keep an eye out for anything obvious like shingles in your yard after a windstorm. Otherwise you are probably fine until the 15 year mark.
Once your roof passes 15 years, periodic professional inspections start to make sense. That is when shingles begin showing wear and small problems can turn into expensive ones if they go unnoticed.
You should always get an inspection after a major storm regardless of age. Hail and wind damage are not always visible from the ground.

Roof Replacement & Installation
How long does it take to replace a roof? +
For a typical 2,000 to 3,000 square foot home, most replacements take 1 to 3 days. Larger homes can take 4 to 5 days.
A few things can stretch the timeline. Multiple layers of old shingles that need to be torn off add time. Complex roof designs with lots of valleys, dormers, vents, and chimneys take longer than a simple gable roof. And unexpected extreme weather that makes it unsafe to work can push the schedule.
Once we do your free inspection and know exactly what we are working with, we will give you a clear timeline. We do not like surprises any more than you do.
Can a roof be replaced in the Utah winter months? +
Yes. We replace roofs year round in Utah, including winter. Here is what you should know.
Asphalt shingles need heat to fully seal. Each shingle has a tar strip that bonds to the one above it. In summer that happens in days. In winter it can take weeks or even months until the first warm stretch. That does not mean your roof will leak. The nails hold everything in place. The seal just takes longer.
We hand seal critical areas like valleys and edges. We watch weather windows closely and will not tear off your old roof if a storm is coming the next day.
The upside of winter work is scheduling. Our crews are less booked from November through February. You may get on the calendar faster and avoid the summer rush when every hailstorm creates a six week backlog.
The honest tradeoff: winter installs are slightly more labor intensive and weather dependent. But the finished product is the same roof with the same warranty. We would not do it if we could not stand behind it.

What is the best roofing material for Utah weather? +
There is no single best material. It depends on your budget, how long you plan to stay in your home, and where you live in Utah.
For most homeowners, a quality asphalt architectural shingle is the sweet spot. We install GAF products primarily and recommend the GAF Timberline HDZ for homeowners who want a reliable 20 to 30 year roof at a reasonable price. It handles Utah's UV, temperature swings, and wind well. It is the most popular residential roofing product in the country for a reason.
If you want a step up, GAF offers premium lines like the UHDZ that give you a thicker profile, better impact resistance, and a higher end look.
Metal roofing is a strong choice if you live at higher elevations or in areas that get heavy snow through winter and spring. Metal sheds snow better than shingles and can last 40 to 60 years. It costs roughly twice what a mid grade asphalt shingle roof costs, but you may never have to replace it again.
We also install specialty products like wood shake, and synthetic options from Euroshield, DaVinci, and Brava. These give you the look of natural materials with better durability. They are not as common but they are worth considering if aesthetics matter to you and you have the budget.
We can install other asphalt brands like Owens Corning and Tamko, but we are loyal to GAF. Their products, warranties, and support are the best we have worked with in over 20 years.

Metal roof vs shingles. Which one is worth it? +
This is one of our most common questions. Here is the honest breakdown.
Asphalt shingles cost roughly $8,500 to $25,000 for a typical Utah home. A metal roof on the same home runs roughly double that. So the first question is whether the extra cost fits your budget.
If it does, here is what you get. Metal lasts 40 to 60 years compared to 20 to 30 for asphalt. It sheds snow and ice better. It handles wind better. It requires almost no maintenance. And it can add real resale value to your home.
Metal makes the most sense if you are planning to stay in your home for a long time. If you are going to sell in five to ten years, you probably will not recoup the full investment. A quality asphalt shingle like the GAF HDZ gives you a great roof at half the price and will last well beyond when most people sell.
Metal also makes sense if you live at higher elevations or in areas that get heavy snow through winter and spring. It performs better in those conditions than shingles.

Do lifetime shingles really last a lifetime? +
Great question, and you are right to be skeptical. "Lifetime" is one of the most misleading words in the roofing industry.
Most shingle manufacturers define lifetime as 50 years on paper. But here is the reality. The shingle itself might hold up for 30 years in ideal conditions. In Utah with our UV, temperature swings, wind, and hail, 20 to 30 years is more realistic for most asphalt shingles. No asphalt shingle we have seen is truly lasting 50 years in our climate.
What matters more than the shingle lifespan is the warranty behind it. And this is where most homeowners get burned.
A standard manufacturer warranty only covers defects in the shingle itself. If the shingle was installed wrong, that is on you. If the underlayment fails, that is on you. If the contractor disappears, that is on you.
