Asphalt Shingle Roofing in Utah: What to Know Before You Buy

Choosing a shingle for your home shouldn't feel like guesswork. Here's what actually matters for Utah roofs — materials, warranties, and installation — explained without the sales pitch.

Why Most Utah Homes Have Asphalt Shingle Roofs

Asphalt shingles cover the majority of homes in Utah. There's a reason for that. They handle our climate well when installed properly, they come in dozens of colors, and they cost significantly less than metal or tile.

That said, "asphalt shingles" is a broad category. A cheap 3-tab shingle and a GAF Timberline UHDZ are both asphalt. They are not the same product. The shingle you choose, who installs it, and how they install it determines whether your roof lasts 15 years or 30.

We're a GAF Master Elite contractor — top 3% in North America. We've been installing asphalt shingle roofs in Cache Valley and Davis County since 2004. This page walks you through what we've learned so you can make a confident decision.

How Do Asphalt Shingles Hold Up in Utah?

Utah is harder on roofs than most states. Here's what your shingles are up against and why material choice and installation quality matter more here than in milder climates.

Intense UV at altitude

Higher elevation means more UV radiation hitting your shingles year-round. This breaks down the asphalt binder faster. Quality shingles with better granule adhesion handle this significantly better than budget products.

Freeze-thaw cycles

Northern Utah can swing 40+ degrees in a single day. Shingles expand and contract with each cycle. Over years, this cracks weak shingles and loosens nails. Proper underlayment and ice and water shield protect the deck underneath.

💨

Canyon winds and storm gusts

The Wasatch Front funnels wind through canyons, creating gusts that lift shingles and drive rain underneath. This is why we install every roof with LayerLock technology and recommend the WindProven warranty — it has no maximum wind speed limit.

🏔

Snow load and ice dams

Heavy snow sitting on a roof with poor ventilation creates ice dams that force water under shingles. Ventilation and ice and water shield aren't optional in Northern Utah — they're essential to preventing interior water damage.

Bottom line: asphalt shingles work well in Utah. But only if the right product is installed the right way. The cheapest bid often skips the details that matter most in our climate.

What Does a Quality Shingle Installation Include?

The shingle on top is only one part of a roof system. What goes underneath determines whether your roof lasts. Here's what we include on every Homer Roofing job, regardless of which warranty tier you choose.

Full tear-off down to the deck — no layering over old shingles

Deck inspection and repair of any rotted plywood before new material goes down

GAF-approved synthetic underlayment across the entire roof

Ice and water shield in valleys, eaves, and around all penetrations

New step flashing, counter flashing, drip edge, and valley metal

Proper ventilation — checked and upgraded to code if needed

Magnet sweep and full yard cleanup every day

Final walk-through with you before we call the job done

Some contractors price low by cutting corners on underlayment, flashing, or ventilation. That saves money on install day and costs you thousands in leak repairs later. We'd rather earn your referral than win on price alone.

Frequently Asked Questions

How long do asphalt shingles last in Utah?
Quality architectural shingles last 25–30 years with proper installation and ventilation. Utah's UV exposure at altitude and freeze-thaw cycles are harder on roofs than most states. Cheap materials or poor installation cuts that to 15–20 years. We go deeper on this in our learning library article on asphalt shingle lifespan.
What's the difference between 3-tab and architectural shingles?
3-tab shingles are flat, thinner, and cheaper. Architectural shingles (like GAF Timberline HDZ) are thicker, more dimensional, and last significantly longer. For Northern Utah's climate, architectural shingles are the minimum we recommend. The cost difference per square foot is small compared to the lifespan difference.
Why does Homer Roofing install GAF products?
GAF is the largest roofing manufacturer in North America. As a GAF Master Elite contractor (top 3% nationwide), we can offer warranty tiers most contractors cannot — including the Golden Pledge warranty with a factory inspection of your installation. We chose GAF because the product quality matches the installation standards we hold ourselves to.
What is the WindProven warranty?
Most shingle warranties cap wind coverage at 130 MPH. GAF's WindProven warranty has no maximum wind speed limit. If your shingles blow off in any wind event, GAF covers it. This warranty is only available through GAF Master Elite contractors who install with LayerLock technology and specific accessory requirements. Homer Roofing qualifies.
Can you match my current shingle color?
Usually yes if your roof is under 15 years old. Older colors may be discontinued. We bring physical shingle samples to your home so you can see them in your own lighting conditions before you commit.
Do you work with insurance companies?
Yes. We meet adjusters on site, document damage thoroughly, and provide detailed estimates. We help you understand your coverage. We are not public adjusters — that's a different license — but we advocate for honest claims.
What's included in your warranty?
Every Homer Roofing job includes our lifetime workmanship warranty. On top of that, GAF provides lifetime limited product warranties on their shingles. Optional upgrades include the Silver Pledge (10-year workmanship from GAF) and Golden Pledge (25–40 year workmanship from GAF plus a factory inspection of your installation).
How much does an asphalt shingle roof cost in Utah?
For the average Utah home (1,500–2,500 sq ft), a complete asphalt shingle tear-off and replacement costs $9,500 to $16,000 depending on size, pitch, and shingle product. Visit our pricing page for a full breakdown of what drives cost up or down.
