The insurer pays what your roof was worth at the time of the storm — after deducting for age and depreciation. A 15-year-old roof will receive significantly less than a new one.

Example: Replacement cost is $18,000. Your roof is 15 years old. After depreciation and your deductible, you may receive $6,000–$9,000.

Replacement Cost Value

The insurer pays the full cost to replace your roof with materials of like kind and quality — regardless of your roof's age. Depreciation is held back initially, then released after the work is complete.

Example: Replacement cost is $18,000. You pay your deductible ($1,500). The insurer covers the remaining $16,500 — released in two checks.

What is the difference between ACV and RCV policies? +
An Actual Cash Value (ACV) policy pays what your roof is worth today after depreciation. If your roof is 15 years old, you may receive significantly less than the cost of a new one. A Replacement Cost Value (RCV) policy pays the full cost to replace your roof with a comparable new one. Check your declarations page or call your agent to confirm which type you have — it matters a lot when your claim is approved.
What if my claim is denied? +
