What Drives the Cost of Your Roof

Material Choice

GAF Timberline HDZ shingles are our standard. Upgrading to UHDZ or adding a higher warranty tier adds cost. Most homeowners are surprised how small the gap is between builder and premium.

Roof Size

We price by the square (100 sq ft). Your roof is typically 1.3 to 1.5 times the footprint of your home. A 2,000 sq ft home usually has a 2,600 to 3,000 sq ft roof.

Roof Pitch

A steep pitch slows the crew down and requires additional safety rigging. A 12/12 pitch can add $1,500 or more compared to a standard 4/12 or 6/12. We measure this during inspection.

Complexity

Every valley, dormer, chimney, and skylight adds flashing labor. A simple gable roof costs less than a hip roof with six penetrations. We walk this during your free inspection.

Why are your prices higher than the $6,000 quote I got from another contractor?
A $6,000 roof replacement on a 2,500 sq ft home in Utah is a math problem that does not add up. At that price, something is being skipped — tear-off, proper underlayment, new flashings, or a manufacturer warranty. We use a full GAF system and pay our own crew a fair wage. We can show you exactly what is in our quote line by line.
How do I know which tier is right for me?
Most homeowners choose Mid Grade. The 10-year GAF workmanship warranty on top of our own warranty means you have two companies standing behind the roof. If you plan to stay in your home long term or want the absolute best warranty available, step up to Premium. If budget is the primary constraint, Builder Grade is still an excellent roof.
Do these prices include everything?
Yes. Tear-off, disposal, underlayment, ice and water shield, pipe boots, flashings, ridge vent, cleanup, and our workmanship warranty are all included. The only thing quoted separately is decking replacement if we find significant rot after tear-off. We document this with photos and call you before doing anything additional.
How long does a roof replacement take?
Most residential replacements are completed in one day. Larger or more complex roofs may take two days. We schedule a full crew, not a small team that drags it out. We give you a completion estimate when we schedule your project.
Will my homeowner's insurance cover a roof replacement?
If the damage was caused by hail, wind, or another covered storm event, likely yes. We work with insurance companies regularly. We document the damage, communicate with your adjuster, and guide you through the process. We never inflate claims — we document accurately and let the coverage do its job.
What if you find rotted decking under my shingles?
We stop, photograph it, and call you before replacing anything beyond the original scope. Decking is priced by the sheet. We tell you how many sheets, the cost, and let you approve it before we continue. No surprises.
How long will a new roof last?
GAF Timberline shingles are rated for 30 to 50 years depending on the line. Real-world lifespan in Northern Utah depends on pitch, ventilation, and maintenance. A properly installed roof with good attic ventilation routinely lasts 25 to 40 years.
